Wells Fargo is the worst mortgage co. ever!

Wells Fargo pre approved a mortgage loan. After jumping through all the the hoops a week before the closing date they decided to decline my loan for no reason.My credit score was 719.I made one phone call to another lender with the info i provided to wells fargo and received instant approval and closed the loan within weeks.Wells Fargo is the worst mortgage co and bank I HAVE EVER DEALT WITH.Very unprofessional and sneaky.I also had problems with the banking side as well.They think that you as a customer are beneath them.I also found out that they are in the top 5 co. that are being sued

Wells Fargo Mortgage - ***- HARASSMENT

I missed one lousy payment by clicking on the wrong mortgage account (my rental house). It was placed on the principal and I could not get it back.

While trying to make up the missed payment thru bi-weekly money transfers (we are on a tight budget), they harassed me on my work phone, on my home phone and cell phone countless times in 6 weeks. Also, I am getting a certified letter from them and I will not sign and take delivery. Don't use this company for anything! If I did not have a family in this house, I would not pay them a dime and let it go into foreclosure.

I may just do that anyway, since we can move into my rental house. *** Bags.

yes i am a diabetic from stress from the constant worry. i have been working with wells fargo since 2009 trying to get a modification so i can aford my house due to a job loss.

they have lost files, moved files when i was current told me not to pay. wanting me to reapply but will continue foreclosure proceedings? i am just besides my self. i tried to get all govermment entities involved but it seems wells fargo has the upper hand the have everything right and i have done everything wrong????

i am afraid of these class action law suits. i have not heard good things and word on this if you know of a class action against wells fargo and the hamp scam let us know on here or ssssssister@***.com.

Wells Fargo Mortgage does NOT value its customers. Employees are told that the important thing is to get rid of loans, regardless of if they are being approved or denied.

If a loan is taking too long for approval, the employees are told to withdraw the application, sometimes without even notifying the applicant. There was a period of time when loans that were taking more than 45 days to process (due to delays not caused by the applicant), the loan was denied without just cause because it was costing the company money to extend the rate locks although they were charging those rate lock extension fees to the applicant. How does this help keep Wells Fargo clients in their homes??? Employees are denied raises and bonuses while the top executives continue to take home large paychecks.

No wonder the customer service is horrible. Employees are being forced into working 50-60 hours a week, being denied the compensation they are promised and being told to lie to applicants to get out of doing business with certain people.

Do NOT trust them and do NOT work with them!!! It's a shame that Wachovia is no longer around, they were one of the best institutions to bank with.

Wells Fargo is trying to force me into defaulting on a Business Line of Credit

I have been an extremely loyal customer of Wells Fargo back since the time when it was Norwest Bank since 1991 and continue as to be one today.

I started my company in 1991 with the opening of my first account back then and we continued until the recent events with Wells Fargo. We were growing good till the economy took a dive. I have had many accounts throughout the years and appreciate all Wells Fargo has done for us in terms of helping us grow to the national company we are today – from the many loans and lines. We have always been appreciative and our excellent pay history over almost 19 years will reflect my integrity and hard work.

I am writing this today to reach out to our government executives in an effort of assistance and consideration regarding a couple events that have happened to us over the last couple months pertaining treatment by Wells Fargo.

To give you a bit of background – we are a national interior finish carpentry / millwork installation contractor for clients such as Flemings Steakhouse, JCPenney, Best Buy, Hyatt, Marriott, Bath and Body Works, Radisson and the Gap – just to name a few.

As you can imagine and have experienced hardships like many others ( including Wells Fargo ) this year. This past year's economic environment took its toll on us. We struggled financially and have at many times thought of giving up but we strived to survive at any cost and are fortunate to be able to say we did and are looking forward to what is already a more rewarding and successful 2010 to start.

In October our main line of credit was maturing and we were expecting it to be either renewed or converted to a new loan program. Although our financial situation has changed a bit due to the current economic environment, we continued and CONTINUE to make any and all payments based on the terms of our agreement, NEVER BEING LATE, and always ( when we could ) make additional payment toward the principle. Over a two month period, a WF representative was to get the issue resolved and give us a couple options, we were never presented with any options until I received a phone call from the representative on Dec 7th asking me to give him a couple options as to what – financially – we are able to do on the loan and what we would like Wells Fargo to do for us. Being out of town I responded on 12.22.09 as to what I would like to see for the next 6 months giving us additional time to increase our cash flow to start paying the principle down – in the mean time continuing as usual to pay the invoices issued and additional on the principle when available. I received a phone call from the WF representative and had to call him back and promptly did so.

The initial few minutes were spent reviewing what I feel what is financially possible for us at this time which was the following:

"¢ remaining on the same monthly pay schedule, same interest rate 5.5% but guaranteeing him we would be able to (over the term of 6 months) pay down the principle by 5%, therefore after the initial 6 months and meeting these terms, extending it another 6 months at the same monthly pay schedule, same interest rate and again guaranteeing paying down the principle by another 5%. Continuing from that point on…

It came to my surprise and shock when the conversation took a turn with the WF representative when he stated that in place of working with us on our LOC, that he would rather "not make another nickel and write the loan off and sue you for the full balance" of the LOC, even though we are not prepared to do so at this time. Other comments made were " I would like my money and you can take your success somewhere else" . I was shocked to be spoken to that way after busting my *** for months to meet my commitments – not just with Wells Fargo but with others due to my strong integrity. Another comment – " I am apparently not as smart as you so I am going to have to – dummy your comments down so I can understand what you are proposing ". I always have and always will be committed to paying my debts. I stated to the representative that we never had any other intention but to follow through with our commitments and pay our line off, and have told him that from day 1 on numerous occasions while waiting patiently to see our options from you – Wells Fargo that has never been presented.

Our commitment shows in our pay history over not just the past year with this line, but over 19 years. I stated that if a banks business is to make money on loans – you were doing just that with us and would appreciate cooperation in getting us into a program similar so that we can continue with paying our obligations but he is not interested – in his own words he would rather "not make another nickel and write the loan off and sue us for the full balance". Now – can you tell me how this would benefit anyone ?

Shocking in the sense that Wells Fargo has never been given any indication that we were not committed to paying our debts. We are current, never late or delinquent – a perfect customer that I feel any financial establishment would love to have as a customer that pays all bills on time and has an impeccable pay history with you for almost 19 years – including this LOC. Although finances have been tight and we have not been able to pay much more than the minimum over the past few months - we are current and continue to be.

Secondly – its always been my indication that any establishment ( including but not limited to Wells Fargo ) has an obligation to its customers to follow the terms and agreement set forth by that establishment – am I correct ?

Apparently WF does not think so. In a situation where my at that time business banker( who used to be my business banker prior to being removed by his supervisor – CG and his supervisor CS had to get involved to head off a breach of contract issue on WF end ) instructed an assistant in September of 2009 to remove money from my business account to pay off a $ 124.00 bill with Wells Fargo that was not past due or delinquent without notice or authorization. And on top of that instructed the account be CLOSED without any notice.

The issue was QUICKLY resolved by that business banker, the account was re-established and all of a sudden that business banker was no longer our business banking contact.

It is frustrating to know that Wells Fargo has no integrity or commitment to its customers anymore based on my experience over the past couple months. I have done nothing wrong in terms of breaking our agreement, I have never been late on any statements, all I do is bust my *** to make good on my commitments regardless of the current economy and how it has effected me and I can't get any cooperation from them in these times. If I could pay Wells Fargo off in full, believe me I would and due to the way I have been treated, I would do what the WF representative wants and move on to another bank . I will gladly take "my success somewhere else" already done believe it or not.

Have I stopped paying my statements – NO

Have I filed bankruptcy like many others – NO

Have I followed my payment terms and agreements – YES

It is almost like Wells Fargo wants us to default on the SBA loan !?!?!?!?.in fact they do – they want me to default so that they can gain access to the SBA backed funds…I have contacted the SBA and unfortunately "there is nothing they can do, it is a practice that is happening VERY often these days by banks such as ours against good people that want to pay there debts in place of filing for bankruptcy".

When so many these days just walk away from their commitments and take the easy route – I choose not to but then have to endure the threats of being sued and being written off and on top of that you damage to my credit for doing nothing less than paying my bills on time and busting my *** while doing it to keep myself in good standing.

I find it ironic that when Wells Fargo needed help – WE as taxpayers of the United States were there to bail you out but yet you stick it to the hard working customers that need a bit of assistance. Must be nice to have a cushion like the US Government – maybe someday you will be in my situation and you will see what it is like to have someone kick sand in your face, and knock you down and threaten you like we have had happen to us.

Consumers need to contact our Senators and Congressional leaders help…this is not an isolated case of abuse toward good customers of this bank. In fact contacting your Senators and Congressional leaders DOES WORK - OUR representatives here in our state after sending them a copy of my complaint have started an immediate investigation with the assistance of our US OCC - Office of the Comptroller of the Currency and are encouraging other representatives to support this complaint. SOMETIMES - your voice is heard.

They have pushed me into a corner and I am unfortunately pushing back and will not face damaging my credit, loosing my business and employees and claiming bankruptcy because Wells Fargo will not give me the opportunity to pay off my debt. I wanted to bring this to your attention so that if there you can do what i did and contact your Congressional leaders.

Similar situation, however, I believe the way Wells Fargo is computing the interest on my credit line borders on fraud and deceptive practices. The loan never seems to get repaid because they post all principal to a lower tier part of the total loan balance.

We've been paying principal (we thought) come to find out the principal payments we made were applied as interest payments on the lower rate/loan. When I called to inquire I was told this was the way the loans had been set-up (was a Wachovia bank loan).

However, I do not recall setting up the loan in this manner. If your compliant is still active or if you have resolved I too would like the opportunity to speak with you.

tk, I'd really like to connect with you, as I am in exactly the same boat. My business closed last year, and while I've been able to make the minimum payments up until now, I will not be able to continue to do so.

I spent two hours on the phone with WF today, and they have zero interest in changing any of the terms so that I can actually pay this down. I have a 32k balance, and over 5 years, I've paid them over 19k in interest and fees, without a dent being put in the principal. Very frustrating.

Actually, WF never needed government money, it was forced upon them because every bank had to take money in order to avoid casting doubt on those who really needed it (Bank of America, Citi).

Wachovia merging with Wells Fargo is nightmarish. I am Wachovia customer for 12 years. Now they can not do anything right. Their ATM can take checks - cool!, can not process it in two days - Yukk! I deposited a check on 03/06, it appeared online next day. I did my payments. Nice I login next morning I have a negative balance and all kinds of fees.... Called them and after few hours of hold, I was told the check is on hold. They blame it on the account ...oh you still have Wachovia account!!! Worst worst bank, I am leaving them, taking my direct deposit to some other bank

Wells Fargo closed my Visa Account & Ruined my Credit

I had been a Visa Credit Card holder (issued by Wells Fargo) in good standing since 1995 or for 16 years. Through out this time I had never had a blemish or hint of a blemish with this card. Recently, a statement was lost and I became late in making a payment. I was notified of this and that I had until April 7 to make amends. On the 28th of March a notice of credit card cancellation was mailed to me. On April 5 I called, made my payment, and was told the card was forever canceled and there was no way to reinstate it. On April 8 I presented personally at my local Wells Fargo branch and was told they would not help me reinstate my card or help get a new card. My perfect credit has been tarnished and Wells Fargo doesn't have the decency to even say whoops. Does anyone have advice about legal action I might pursue with Wells Fargo?

I was declined by Wells the same as everyone else! I was denied for my husband making too much! What?? Yes! No joke! I sent letters to my Senator, Congressman and State Representatives!! I have also put in a complaint with the OCC. I will include a link here! I am not here to scream but offer help to stop the madness!! Please speak up and file a complaint through the proper channels to get them to stop! Also the BBB is a route!!! Let's be heard!! They were so awful to me!!! Wells Fargo 1.9% Scam

I took an advertised loan for a $3000.00 transfer from Wellls Fargo. They charged me $120.00 transfer fee, which I agreed on. This loan is for 6 months. At 1.9% I have a $2052.90 charge for purchases I made, which I had planned to pay up completely like I do every month with my purchases Wells Fargo is putting all my payments towards the $3000 loan and not putting anything towards the $2052.90. They are keeping that amount on the books and charging intererst of 11% on that till the loan is paid off. In other words they are making all my payments to the loan because of the low interest rate. They said that is what they do for all those low interest loans from them. THAT IS A SCAM THEY ARE PULLING

That is illegal per the credit card reform act that was passed last year. As long as you make a minimum payment on the low interst loan the balance of your payment should go toward current charges.

Wellsfargo customers beware!!!!

I have been a WFB customer since 1992, had been a great bank until now, worst bank ever, in 2005-**** these thieves made 1.8 billion dollars in overdraft fees to California residents alone. They will notify a day late so they can charge you an overdraft fee. Even if you deposit CASH to cover your overdraft even the same day they will not post it until the next day, only to charge you. Even of you transfer money from other WFB accounts they still wont post it into the next business day. I am sick of them and taking all my money to my credit union and Chase. I have mobile alerts set up with chase and have never, ever paid any overdraft fees. Also credit unions are not for profit, so they wont have all the hidden fees like WFB.

wells fargo has text alerts, i customized mine to my preferences through the website and i get an alert anytime my balance is above/below my settings so i know to make a payment or deposit. try getting educated with their mobile alerts that might help you out

Complete agreement with Sandiee. I did business with W(T)F(argo)for over 16yrs.

but have taken all my business to Chase. Had OD protection on my W(T)F checking acct. and paid it in full every month, if used. Before Christmas, I had a balance of $239.63.

Because my brain wasn't in a functioning mode(or not wearing my reading glasses)I accidently paid $236.93. Following month I get my statement with over $3.00 in interest added to my $3.00 balance! Phone call to W(T)F connected me to very snotty customer rep. who spoke as if I was the *** of the earth.

Her tude was 'pay up, scumball'.

So I did and went to Chase...it all turned out for the best. ;)

Wells Fargo Don't Go Hi 2 Lo So they can hit you with overdraft fees

WFS doesn't go high to low when processing your transactions. They go low to high so they can charge you fees or they hold the large transaction under the premise that they need to get a receipt from the company to deduct from your account then they wait till you have a low balance and charge your account making in go into OVERDRAFT....BETTER GET A NEW BANK and QUICK B4 I LOOSE ALL MY MONEY!!!!!!THEY ARE ***!!!! The customer service is a joke, joke, joke...no use calling them for assistance because they don't know what the helllll they are talking about.

Lied to us

we were trying to save our home he played us and our emotions trust me brother.wells fargo jacked us a lawyer told me i needed to hire a mortage midigation specialist hamp recommended him jeff @ the help center wow what a ride then one day we had been waiting for our payment coupons we called wells fargo they said no one was in touch with me in regards to us that was the second one we hired after wells fargo /freddy mac refused us modication after taking our money for 13 months tyhe sad part is my wife is very ill and this is making it worse

Worst to deal with

Wells Fargo is SO bad to deal with that a bankruptcy attorney told me they have an entire process dedicated just to them. A whistleblower came forward from Wells Fargo and admitted they have no intention of modifying your loan so you can afford to stay in your home; that is a scam. If you have ANY equity they want to foreclose on you as quickly as possible. Even as a job seeker I'm completey unimpressed with them. One of their HR bimbos cut me off when I was asking a queston and ASSUMED what I was going to ask and totally answered a different question. They don't take the time to send a generic email to let you know you HAVEN'T been chosen for a job, and they called me for an interview then told me they were booked up when I called back. What idiots.

Absolutely right without a doubt the worst mortgage company in America today, but I dont't believe that they could get away with this outrage without the assistance of the federal government.Why would the government do such a thing to the people that they are supposed to be protecting. Take a wild guess.

then do the research and I promise you won't be surprised.Eventually the American people will see the relationship between big business and government cannot be negotiated in a peaceful manner.We have tried that and it has failed.In time they will see that government has sold all of us out for their personal gain.

Wells Fargo Bank and short sales beware!

Well Fargo will go through the short sale process and at the same time give you foreclosure papers. You can have offers on your home that are more than the pay off and then they will employ delay tactics. Then they play the time game until finally they foreclose and auction off your home. They are the most dishonest bank I have ever dealt with and they need to be brought down! They play a game over a six month period to satisfy federal requirement like HUD counseling and a submitting paper work countless times. Heck, my original offer went up 15k making it more than the pay off. This bank is receiving some federal incentives or why would it be to their advantage to foreclose? Prior to loosing my home I dealt with these people on a home equity loan. They built a two tier system into the loan that triggered fees and charges but there was no mechanism to advise the loan holder. By the time it was all said and done my "line of credit" cost me 3k in hidden fees over a two year period. These are bad people, please stay away from them.

Lets screw over the military

I am currently serving in Afghanistan and trying to get my interest rate reduced under the soldier and sailors civil relief act. I had my wife fax in my orders and a letter as the woman on the phone had told me. A week later I had to call back and check only to find out since the orders weren't signed, something I was never instructed to do, they couldn't lower the rate. My only signed copy is here with me and I live on a base that needs food and water dropped in by air so needles to say fax machines are non-exsistant. I got zero sympathy from the "banker" saying they were following the law. I have been paying 5 times my monthly payment each month and they won't even reduce the rate out of good faith. Never ever do business with them.

WELLS FARGO REFINANCE SCAM

I paid the $450.00 Appraisal - was told when enquiring that it would take around 30 days to complete the refinance. This was in September 2010. Yesterday, January 11th 2011 I had made 12 telephone calls and left 2 voicemails requesting a returned phone call to the manager of the guy that was dealing with my loan to complain. I still avent had a call back. WELLS FARGO is the biggest SCAM out there !!! Today I am already in the closing process of my refinance with Loan Depot and couldnt be happier - I still want my $450 back - out of principal - these guys are a bunch of monkeys playing with peoples money and completely dishonest. I have it in email written form that the guys from wells fargo had claimed to me it would take around 30 days to complete the refinance - which was a bod lie - the avaerage it takes Wells Fargo to complete a refinanace is 120 days - lies lies lies !!! Dont trust Wells Fargo - I hope karma comes and kicks them in the butt - we need less banks like these - am disgusted that they can get away with it - Anyone think its worth going to small claims over??? Or seeing as they are scamming so many of us - cant we go to FOX or CNN and get them to report on it and let everyone out there know not to trust Wells Fargo !!!!

Welcome to the "Scammed by Hells Fargo" club. After 5 months of stringing us along on a HARP refinance that Wells Fargo solicited and encouraged us to apply for, they cancelled our agreement using a fabricated excuse that we had "title issues with no end in sight". This lie was conjured up 140 days AFTER we were told the loan would close "any day now". :(

Even though the interest rates increased 1% over our rate-lock agreement, we applied with a different lender and the loan closed without a hiccup in only 45 days. The new title company found absolutely 0 issues with our title, proving that Wells Fargo set out to find a reason to deny us the refinance, as it would have lowered our interest rate from 5.725 to 3.351. They are fully aware that they DO NOT intend to approve a HARP that will lower your current interest rate, no matter how well qualified the applicants are.

Don't waist your time with this corrupt and evil bank. Have you seen their corporate rap sheet?

We wish someone would have made us aware of Wells Fargo's well documented history of fraud, discrimination and unjust enrichment schemes before we put our mortgage into their hands. Now we've refinanced, closed our accounts and sold our WFC stock, they will NEVER get another dime out of us or anyone we care about.

Hopefully, some day this message gets out to the masses so that everyone pulls their money out of this bank, refinances their mortgage with a trustworthy lender or credit union and sells their WFC stock!

Since all the complaints filed at the CFPB, BBB, Attorney Generals seem to fall on deaf ears, this is the ONLY WAY to STOP this bank from continuing its crime spree!

I know what you mean i'm in the same situation whereas I've been dealing with Wells Fargo since August 210 and it is April 2011 now and I'm still getting craps from them. I'll be working with my attorney. You should too, now way they can keep your appraisal money not just that they should give you a full refund.

I submitted copies Wells Fargo Mortgage refinance consultant requested. Some copies I had to resubmit, cause they claim they to don't have them.

Supposedly all is at the Underwriter at this point. This has been going on for over 7 months. Is this normal?

Is there someone out there somewhere that one can contact for help.

I've been trying to refinance with them since October of last year. My stuff just went to an underwriter.

I've asked them numerous time what it's going to take to get my money back and just halt the process. No response received. I've had it with these people....I wish I could go back in time and start over with another bank. At this point, I'm willing to pay a higher rate and just work with my credit union.

They actually care about my business. With Wells Fargo, I feel like I'm just another number.

Slow processing and Callous Customer Service

We called customer service to verify why my deposited pay was put on hold for a week, despite the fact the check was issued by a major employer and major bank. The customer service rep. who spoke to my husband about our account balance told him that the amount was put on hold because that is what banks do, and Wells Fargo can do it too. They can also charge numerous overdraft fees when electronically scheduled payments do not clear because the money is still on hold at least 5 days after it was deposited. What incentive would they have for processing our deposits? It doesn't do them any good, and as the rep. made it clear to my husband- if it causes trouble for us, too bad that is what banks do. A perfectly logical explanation from an apathetic employee for us to be unable to access the funds that pay mortgage, groceries, and other items. Regardless of bank policy, customers should not be treated like this. The response was so callous and disrespectful that it requires a response. Unless people take the time to push for change, this is just going to be the way things are. The first change I am going to make is to a new bank. Too bad Wells Fargo has taken over my previous one.

Wells Fargo Loan Modification

Everyone who is having the modification nightmare with Wells Fargo needs to file a complaint with their states Attorney General. If we all who are having the same problems get together & enough people complain maybe someone will take notice. Do it today, don't wait. It only takes a few minutes. It might save your home. Even if your problem is with another bank or mortgage company file a complaint. We need to be heard. Don't just sit back & let them win. What are they going to do with all the houses they foreclose on anyways? Stand up & be counted.
